Help to Build is a new government scheme which provides an equity loan to people in England who have the ambition to self-build or custom build their own home.

Help to Build offers an equity loan which is based on the estimated costs to buy a plot of land and the associated build costs.

 

The equity loan amount offered is based on the total estimated cost, the equity loan amount can be between 5% to 20% outside of London, and up to 40% in London.

If you qualify for the product, you can spend up to £600,000 on your new home, this figure must include the cost of the land if you are purchasing a new plot and no more than £400,000 towards the build cost.

 

To apply for an equity loan, you’ll need a deposit of at least 5% of the estimated land and build costs and a self-build mortgage from a lender registered with Help to Build to cover the balance.

Once your home is built, Help to Build scheme will pay the equity loan to your lender to reduce the amount you need to borrow on a repayment mortgage.

 

An example of the numbers using the 40% equity loan available in London, showing that on completion of a £450,000 build, you could receive an equity loan of £180,000.

 

Land and build costs (excluding VAT and contingency budget)
Land purchase price = £200,000
Build costs = £250,000
Total estimated costs = £450,000

Help to Build equity loans can be used for the following purposes:

  • Building a new home
  • Buying the land where you wish to build upon
  • Building an ‘airspace development’ flat, utilising unused space above an existing building to build a new home
  • Convert an existing commercial property into a residential home
  • Customise a shell build
  • Demolish an existing property and replace it with a new home
